Terms & Conditions

1. General Definitions

  • Property refers to ZB Suites, including all rooms and shared facilities.

  • Guest refers to the person who made the booking and all individuals included in the reservation.

  • Management refers to the owner or authorized representatives of ZB Suites.

 


 

2. Reservation & Payment

A booking is considered confirmed only once:

  • Complete guest details are submitted, and

  • Required payment (full or partial, depending on the booking channel) is received

Unpaid or incomplete reservations may be automatically cancelled.

Rates

  • Prices are quoted per room, per night

  • Rates may change without prior notice depending on demand, season, weekends, or holidays

Payment Methods
Accepted modes of payment may include cash, bank transfer, GCash, credit card, or online travel agencies.

Any additional charges (extra guests, damages, late check-out, etc.) must be settled before departure.

 


 

3. Check-In & Check-Out

  • Check-in: from 2:00 PM onwards

  • Check-out: until 12:00 NN

Early check-in and late check-out are subject to availability and may incur additional fees.

Late check-out charges:

  • ₱250 per hour beyond standard time

  • Beyond 3:00 PM may be charged as a full night stay

All guests must present a valid government-issued ID upon arrival.

If the booking name holder is not present, proper authorization must be provided.

 


 

4. Occupancy & Visitors

Room occupancy must follow the approved capacity per room type.

Extra guests beyond the declared number will be charged ₱800 per person per night, subject to room limits.

Visitors:

  • Allowed only until 6:00 PM

  • Must be registered upon entry

Unregistered overnight visitors are strictly prohibited and may result in additional charges or cancellation of stay without refund.

 


 

5. Guest Identification & Security

  • Valid government-issued ID required upon check-in

  • Only registered guests are allowed after 6:00 PM

  • Maximum room capacity must be strictly followed

Child Policy:

  • Children 9 years old and below stay free when sharing existing beds

  • Extra bed is available at ₱800 per night, subject to availability

Extra Guest:

  • ₱800 per person per night

Visitors are allowed until 6:00 PM only.

 

 


 

6. Changes, Cancellations & No-Shows

All booking changes and cancellations follow the agreed policy at the time of reservation or the platform used.

  • No-shows are non-refundable

  • Unused nights due to early departure may not be refunded

 


 

7. House Rules & Conduct

Quiet Hours

  • 10:00 PM to 5:00 AM

  • Loud noise, parties, and disturbances are not allowed

Cleanliness
Guests are expected to keep rooms and shared spaces clean. Improper use may result in cleaning fees.

Cooking
Cooking appliances are not allowed inside rooms for safety reasons.

Pets
Pets are allowed but must not be placed on beds or furniture.

Guests will be responsible for any damage, stains, odors, or additional cleaning caused by pets.

Smoking
This is a strictly non-smoking property.

Violations will result in a ₱5,000 penalty and may lead to immediate termination of stay.

Alcohol & Illegal Substances

  • Alcohol consumption is allowed in moderation

  • Illegal drugs are strictly prohibited and may result in eviction and legal action

Damages
Guests are liable for any damage or loss caused during their stay.

Keys / Access Cards
Lost or damaged keys will incur a ₱600 replacement fee.

 


 

8. Facilities & Parking

Facilities such as Wi-Fi and common areas are provided as a courtesy but are not guaranteed to be uninterrupted.

FREE Parking is limited and must be reserved in advance.

Management is not responsible for loss or damage to vehicles or personal belongings.

 


 

9. Housekeeping & Linen

Cleaning is scheduled every three (2) days, depending on the booking.

Towels and linens are replaced every three days or upon request (additional charges may apply).

Heavily stained or damaged linens may be charged accordingly.

Any concerns outside of these hours may be relayed to the on-duty security personnel.

 

 


 

10. Liability & Personal Belongings

Guests are responsible for securing their valuables.

Management is not liable for loss or damage unless caused by proven negligence.

In emergencies, guests must follow safety procedures and staff instructions.

 


 

11. Security Deposit & Charges

A refundable ₱1,000 security deposit may be required upon check-in.

Deductions may apply for:

  • Damages

  • Missing items

  • Cleaning fees

  • Rule violations

 


 

12. Right to Refuse Service

Management reserves the right to deny accommodation or remove any guest who:

  • Violates policies

  • Causes disturbance

  • Engages in illegal activities

Payments may be forfeited in such cases.

 


 

13. Force Majeure

ZB Suites is not responsible for service disruptions caused by unforeseen events such as natural disasters, government restrictions, or emergencies.

Efforts may be made to assist with rebooking, subject to availability.

 


 

14. Privacy & CCTV

CCTV is installed in common areas for safety.

No cameras are placed inside rooms or private spaces.

Guest information is handled responsibly in accordance with applicable laws.

 


 

15. Governing Law

These terms are governed by the laws of the Republic of the Philippines.

Any disputes shall be handled under the jurisdiction of the courts in Baguio City / Benguet.
